Get Ready for Market
Identify what needs to be done to get the house ready for market from de-clutter ("clutter eats equity), to painting (our colorist), floor refinishing and repairs

Staging
Our stager comes in to finalize the look of the house. Earlier if vacant house or one or more rooms need rental furniture.

Video
A high percentage of our listings have videos shot by professionals. Otherwise we shoot video ourselves for Zillow (partially to move listings to top of search), Bomb Bomb, etc.
Open House
Broker & Public Open Houses. Early exposure to the market and E card marketing to out-of-town agents (especially in Wilton where 52% of buyers are represented by out of town agents.
Market & Advertise
Facebook & Instagram advertising and posting for your house. Advertising through all majors portals (Zillow, Trulia, Realtor.com) plus New York Times and Wall Street Journal websites.
Dedication
We have an agreement with Zillow that allows us to protect and feature 15 listings at a time. This means that we are the only agent next to the listing and when a call comes in we are trying to sell your listing not just get another buyer.
Exposure
Through our network of agents around the country - Berkshire, Tom Ferry and Curaytor, we can create additional exposure. Berkshire's international division helps to expose homes to people moving to the Metropolitan area.
Negotiation
Negotiation is a strength, especially in this market and among the top agents in Wilton. We have a better sale price to list price percentage for the last five years. We believe in feedback and market analysis and keep you abreast of everything regarding those issues.
Your photographs are your most important marketing tool and we use the best photographer for the house. Aerial and twilight, if appropriate. We also feel seasonality is very important. Will take photos for a listing we sign in the Fall for Spring launch, but also will represent current season so it does not appear as if the house has been on market for a long time.
In most cases, Marion and her assistant go through the house room by room and create a to-do list. When that is complete Marion and the stager come back for final consultation.
If rental furniture is needed or additional items like lighting and towels, the stager will either give instructions (no cost) or shop for the client (this is charged to client). If whole rooms need to be furnished, we will either hire another group or have our stager do the work at a cost to seller.
Finally, we will also have "show-to-sell" property managers move into a vacant house. Their furniture is vetted by the group we work with and has always been better for "selling." They must make the house available to show and be out very quickly when house goes under contract.
